While it may be a no brainer to some renters having rented for a few years, many prospective tenants aren’t sure what tenant responsibilities entail. With a lease in place tenants have many duties to fill while living in the rental. Of course, landlords/property managers are required to provide a safe and habitual space for tenants, so don’t think all responsibility is on the tenants. Just to name a few, below are some common requirements tenants must adhere to for renting a property.
Common Tenant Responsibilities
Taking care of the property
It is in most lease guidelines that tenants shall maintain the premises in a clean and sanitary condition. Also stated in most leases is a smoking clause stating that smoking is not permitted at the property. Tenants receive the rental property in a clean condition and it is their duty upon move out to return the property back the way they received it. Please note, many leases include clauses for changes at the property. Many tenants must get approval before painting, switching light fixtures, or making any alterations to the home. In conclusion tenants should avoid causing any damage and or changes to the property.
Reporting maintenance issues in a timely manner
Usually this is no problem to do, seeing tenants are paying rent for the property. But just to go ahead and share, most leases require tenants to keep all plumbing in good repair. To use all major appliances, electrical, fixtures, etc. in a reasonable manner. Most leases state that tenants shall notify the landlord/property manager immediately of any maintenance need or repair in writing. Please note it is up to the discretion of the owner to fix any maintenance repairs. As for property managers, we work for the owner of the property and will of course give our opinion and best judgment of the situation but ultimately must follow directions as given by the owner.
Pay rent on time
Under a lease it is a tenant’s responsibility to pay rent. Of course, no brainer, right. It is important for tenants to read their lease and what it entails as far as late fees and who to make the payment to. Some leases also state that you may not withhold rent if you want it to be deducted from your security deposit. Our lease here at Gulf Coast states that a tenant cannot dictate that the deposit be used for any rent due. It also states that a tenant is fully responsible for any unpaid rent.
Permitting Landlord/Property Manager to enter property with proper given notice
Many tenants are not aware that landlords/Property managers can indeed enter the premises of a home with proper given notice. In fact, our lease here at Gulf Coast states landlord/PM, upon reasonable notice has the right of entry to the premises for showing, repairs, appraisals, inspections, or any other reason. The landlord/PM also has immediate right of entry in cases of emergency, or to protect or preserve the premises. It is the tenant’s responsibility to NOT alter or add locks without prior written consent.
Conclusion
As you can see it does take some responsibility to be a tenant. This is just some of the most important requirements stated in a lease. Always be sure to fully read your lease to understand your obligations as a tenant. Every landlord/ Property management company differs.
