Landlords in Bradenton often ask us how they should market their properties for rent. The Internet has opened a lot of doors for self-managing landlords to market their own properties. Today we’re sharing some advice about how to market and advertise a rental property.
Online Advertising
Sites like Trulia and Zillow as well as Rentals.com, Rentleads.com, and Apartments.com are all advertising sites that owners can pay to advertise their properties. At Gulf Coast Property Management, we syndicate to about 70 websites when we are advertising our listings. In addition to those sites, many owners use Craigslist. Craigslist is a great site for advertising properties. Some owners are concerned about the caliber of tenants that Craigslist can produce. The success comes down to your screening process. If you screen your tenants well, it doesn’t matter where you find them. As long as you can be sure they are who they say they are.
Printed Advertising Materials
You can also use newspapers, or posters and cards that you hang in your local church or community center or shopping center. This technique is especially useful in over 55 communities. Seniors are more comfortable talking to friends and seeing a listing on a notice board than they are surfing the Internet.
For Rent Signs
You always want to post a sign when you have a property to rent. Post a For Rent by Owner sign in your yard if your community permits it. This is a good idea because it gets word out that your property is available to be rented.
We do all these things for our owners. While a professional property management company in Bradenton isn’t necessarily better at marketing, we do have easier access to all of these channels.
