Onboarding Experience at Gulf Coast

You’ve decided to rent out your home - What does the owner onboarding process look like?

Congratulations! You have made the important decision to rent out your home. You may have talked to someone from Gulf Coast, or maybe you came to the conclusion on your own. Either way, you have weighed the pros of rental property ownership. You may have even asked yourself what the onboarding process at Gulf Coast looks like.

So, what’s the next step?

If you are local or currently in the area, a member of the Gulf Coast staff will set up a time convenient for you to visit you at your home. Not in the area? A phone call with Gulf Coast Owner Andy Moore will also suffice. The purpose of this meeting is to evaluate the property's ratability and discuss your specific goals and concerns.

Visiting your property helps us visualize your timeline. We will take into consideration any rent-ready work that needs to be completed, and when you are hoping to place tenants. Our on-site maintenance team has a sub-division that focuses solely on making properties rent-ready. We call them the Rent-Ready Team. They work quickly to minimize the time your property sits un-rented.

Another reason we like to see your home in person is to establish a rental rate. One tool we use to determine the rental price is RENTRANGE, a reporting system that analyses rental data within your property’s zip code.

Management Agreement

Once you are ready to make things official, we will send you a management agreement via Docusign. All individuals who are listed on the deed for the property must sign the agreement. This agreement highlights the pre-determined rental price, as well as outlines our duties and fees. Interested in viewing our management agreement? View it here.

Maintenance Guidelines

Once we receive your completed management agreement, a member of our Property Services staff will send you a document that will outline your maintenance preferences as part of the on-boarding process. Do you have specific vendors you prefer to work with? Do you have any home or appliance warranties we should be aware of? The maintenance guidelines document is the place to list all of this information.

Leasing Agent

The completion of your management agreement will trigger us to assign your property to one of our leasing agents. The assigned agent will reach out to you to introduce themselves and discuss any questions or concerns you have about renting your property. As a part of your on-boarding experience, you will receive a welcome email from Gulf Coast Property Management highlighting contact details for key individuals within the company.

Once your property has been assigned and on the market, Gulf Coast is able to work our magic. How long does it take us to rent out a property you may ask? On average, we rent out properties in 19 days or less.
