Marketing can be only as good as the follow up. If the company you decide to work with doesn’t answer their phone, then the most effective marketing in the world isn’t going to work for you.
You may want to ask the following questions. How do they schedule showings for their properties? Do they make themselves available? Do they schedule showings in the evenings? Most prospective tenants work until 5 or 6 PM. If the management company isn’t showing properties in the evenings then you are losing out on prospective tenants. Similarly, does the management company show on the weekends? Saturdays and Sundays are very popular days to look at properties. If your management company isn’t showing properties on the weekend again, you are losing out on a good chunk of prospective tenants who could be renting your property.
Some companies have combated this by using automated lock boxes. They claim that your property is available to be shown 24/7 and it is. Worryingly, these showings are not being shown by a professional agent. They aren’t being accompanied by anyone. So now you have strangers walking through your property and although most people are trustworthy, you just never know. In addition, if an agent is not there to highlight the benefits of your property, such as the schools in the neighborhood, the updated appliances and how great the area is you’re wasting your money. If they aren’t selling your property to tenants, what are you paying the leasing fee for?
